A condominium property in Dobbs Ferry, NY, moved forward with the first and largest phase of a multi-stage roofing restoration project on the property’s historic main mansion building. Originally built in 1865 and later converted into condominiums during a full renovation in the mid-1980s, the structure features complex architectural details and multiple roofing transitions that required careful planning throughout the project.
This first phase focused specifically on the asphalt roofing portions of the main mansion building, located in the center structure at the end of the parking area. Several active leak areas had already developed near the upper roof sections around an aging vent area, making replacement a priority before additional damage could occur.
Due to the Victorian-style roof design and overall complexity of the structure, the project involved a highly detailed installation process. Our team installed a complete Klaus Roofing System using double and stepped flashing caps for added weather protection around critical areas. We also built and installed four custom chimney crickets to help improve water drainage around the chimney structures and reduce the risk of future pooling or leaks.
The new roofing system was finished with IKO Dynasty shingles in Glacier, along with brown drip edge metal and matching brown chimney flashing to complement the building’s appearance while maintaining a clean, cohesive look.
Because this is the first phase of a long-term restoration plan, extra attention was given to workmanship, scheduling consistency, and protecting the property throughout the installation process. Additional phases are planned over the next several years as the condominium association continues improvements across the remaining portions of the property.
Before Roof Replacement
This project focused only on the asphalt shingle portions along the upper sections of the roof. The side roofing sections were not part of this phase of the project, as the condominium association is completing the restoration in multiple stages over time.
Stripping The Old Shingles
Our crew removed the existing shingles from the upper roof sections to expose the decking and prepare the surface for the new roofing system installation.
Seals Applied
SealoronXT Ice & Water Shield was installed in vulnerable areas of the roof to help protect against leaks and water intrusion, especially around transitions and detailed roof sections.
IKO Dynatsy Glacier Shingles
The finished roof was completed using IKO Dynasty shingles in Glacier along with brown metal details to match the building's historic appearance while adding long-term durability and protection.
