The Hidden Damage We Find During Roof Inspections

Many homeowners think a roof inspection is simply someone climbing onto the roof to look at shingles. While the shingles are certainly important, they are only one part of the roofing system. As a roofing inspector, I often find problems that homeowners never knew existed because they cannot be seen from the ground. Some of the most expensive roof repairs actually begin with small issues hidden beneath the surface.

What We Find That Homeowners Cannot See

Many of the roofs I inspect have hidden problems that have been developing for years. Sometimes I find lifted shingles after a windstorm. Other times it is damaged flashing around a chimney or plumbing vent that is allowing water to enter the home. One of the most common problems I see is deteriorated pipe boot flashing. It is a small component, but once it begins to crack or separate, water can slowly enter the roof system and cause damage long before a homeowner notices a leak inside. I also inspect the attic because many roofing problems begin underneath the roof. Moisture, poor ventilation, water staining, and even deteriorating roof decking can all be signs that the roofing system is under stress and you would never know, especially if the inspector doesn’t go into the attic and know what signs to look for.

Why Small Problems Become Big Repairs

Roofing problems rarely happen overnight. A lifted shingle may not leak the first time it rains. A damaged pipe boot may allow only a small amount of water into the home. Over time, however, repeated exposure to rain, snow, and changing temperatures allows those small issues to grow into larger repairs.

One of the more common problems I see is shingles lose their adhesion and water gets under the shingles and rusts the nail heads allowing water to run down the nail shaft and into their attic. That is why catching problems early can often save homeowners thousands of dollars.

A Roof Is More Than Shingles

One thing I always explain during an inspection is that every part of the roofing system works together. Shingles, flashing, ventilation, underlayment, roof decking, and gutters all play a role in protecting your home. When one component begins to fail, the rest of the system is affected. Looking at only the shingles does not always tell the whole story. Unfortunately too many contractors don’t do a thorough enough inspection and assess the cause of the issues and would rather provide a quote for a job that is not solving the main cause for the roof failing to begin with. This leads to roofs failing again and again and homeowners losing faith in all contractors.

Why Our Roof Inspections Go Further

At Klaus Larsen Roofing, we do more than look for obvious damage. I inspect the roof, attic, ventilation, flashing, and other key components because finding the source of a problem is just as important as identifying the damage itself. My goal is to give homeowners a complete understanding of their unique roof so they can make informed decisions before small issues become major repairs.
